Water Damage Restoration Companies in NYC: What to Check Before You Call
No rankings, no "top 10" — a verification checklist you can run on any company, including us, in about ten minutes.
Calls answered 7:00 AM – 10:00 PM ET, 7 days a week
The short version: the best water damage restoration company for your job is the one that can prove four things — real insurance, the right licenses, a written scope before work, and actual NYC building experience. Everything else (ads, review counts, truck wraps) is marketing. Here is how to check each one.
1. Insurance you can verify
Ask for a certificate of insurance (COI) showing general liability and workers' compensation, issued to your building or address. Any legitimate NYC contractor produces this in hours — co-op and condo managing agents require it as routine, so a company that hesitates on a COI is a company that does not really work in managed buildings. If your building has a managing agent, forward the COI requirement to them; their approval process is a free vetting layer.
2. The licenses New York actually requires
Two licenses matter in this trade in New York, and both are publicly checkable:
- NYS mold licenses. If the job involves mold remediation, New York State requires a licensed mold assessor to write the plan and a separately licensed remediation contractor to execute it. Ask for both numbers and verify them with the Department of Labor's lookup. A company that "also does the assessment itself" on a mold job is describing a violation, not a convenience.
- NYC DCWP Home Improvement Contractor license. Repair and rebuild work in NYC residences requires a DCWP-licensed home improvement contractor. The number is searchable in the city's public database.
IICRC certification (the industry's training standard for water damage) is not a license but is a genuine signal — certified firms train technicians on the S500 drying standard rather than improvising.
3. A written scope before work — not after
The single best protection you have is paper. A real contractor inspects, maps moisture, and hands you an itemized scope — what comes out, what dries, what gets rebuilt, and what each phase costs — before starting anything beyond emergency extraction. Refuse "we'll figure it out as we go" on anything larger than a same-day pump-out. And ask the phase question from the cost guide: does this number include the rebuild, or only the drying?
4. Real NYC building experience
Water damage work in this city is a specialty of its own. Ask directly: How do you handle pre-war plaster? What do you need from my co-op board? How do you get equipment to a sixth floor with a small elevator? Who notifies the neighbor upstairs? A company with real NYC reps answers instantly and specifically; one reading from a national script talks about "your basement" in a fourth-floor walk-up.
Red flags that should end the call
- Promises of a fixed arrival time like "30 minutes guaranteed" — NYC traffic does not sign guarantees
- A price quoted firmly over the phone before anyone has seen the moisture
- Pressure to sign a full assignment of benefits on the first visit, before the scope
- No COI, or a COI that "will be sent next week"
- "We handle the insurance claim for you, you don't need to talk to them" — you always need to talk to them
- A mold job with no mention of the separate licensed assessor New York requires
About the reviews question
Online reviews help, but treat them as leads, not verdicts: look for specifics (building type, insurance coordination, drying timeline) over star counts, and weight recent reviews over lifetime averages. This site deliberately publishes no reviews — real testimonials from partner customers will appear here only with written permission, and until then we would rather show you the checklist than a wall of unverifiable praise.
The five-minute phone test
Whatever company you call — including us at +1 (315) 267-1046 — ask five questions: Are you insured and can you send a COI today? Who holds the mold licenses if this job needs them? Will I get a written scope before non-emergency work? Have you worked in my building type? What does your number include — drying only, or drying plus rebuild? The companies worth hiring answer all five without pausing.
